Material choice is a 30-year decision
Siding quotes tempt you to compare installed price per square foot, but the real comparison is cost per year of service. Vinyl at $6 per square foot lasting 25 years costs $0.24 per square foot per year. Fiber cement at $9 lasting 50 years costs $0.18. The "expensive" material is often the cheaper one, which is why contractors who install both tend to recommend fiber cement for forever homes and vinyl for flips and rentals.
Maintenance is the hidden price. Vinyl needs occasional washing and nothing else. Fiber cement needs repainting every 12 to 15 years. Cedar needs staining every 3 to 7 years in harsh sun, and skipping it shortens its life dramatically. When you compare bids, add the maintenance you will actually do: a $20,000 cedar job plus three decades of staining costs more than a $28,000 fiber cement job you paint twice.
Do not price wall area as floor area. A 2,000 sq ft two-story home has roughly 2,100 sq ft of wall, but gables, bump-outs, and high walls change it. Every serious quote includes a material takeoff; if a contractor prices from your floor-plan square footage without measuring walls, the number is a guess.
The sheathing surprise. Tear-off sometimes reveals rotted sheathing or missing housewrap underneath, especially around windows and at the base of walls. Budget a 10 percent contingency for substrate repairs. Good contractors photograph what they find and price the repair before proceeding; bad ones bury it in a change order later.
